Booking a Room

How do I book a room?
Book a room with us in 3 simple steps,

  • Step 1: Choose your city, accommodation site, contract length and room type here
  • Step 2: Complete your application (which creates your dwell portal account). Sit back and let our Sales Team find you the perfect room!
  • Step 3: Log back onto your portal account, accept your Room Offer and sign your E-Contract.

But if you can’t make it, don’t worry – our website has pictures, 360 tours and details to help give you a better idea of what to expect!

How do I check for room availability?

Please contact us directly to inquire about room availability.

We may have rooms available for later start dates. You can contact us by phone, email, or through our website. When inquiring about room availability, please provide your preferred start date, length of stay, and any other specific requirements you may have. We welcome prospective residents to come and visit our accommodations before making a booking, and once we have confirmed that we have a suitable room available for your preferred start date, we will send you a room invitation and further information about the accommodation.

If you need to change your start date after booking a room, please contact us as soon as possible.

When does my contract start or end in 2024?

Semester 1 contract can start anytime between 1st January 2024 to 26th February 2024, and contract end date will be on or before 14th July 2024 or 12th February 2025, depending on your lease duration.

Semester 2 contract can start anytime between 1st July 2024 to 31st July 2024, and contract end date will be on or before 12th February 2025 or 14th July 2025, depending on your lease duration.

How do we allocate rooms?

When you ‘Submit’ your application, our site team will review your application, allocate you the best possible room available and send you a ‘Room Offer’ email.

Please note that we will always try to meet your preferences, although we cannot guarantee that these can be meet.

For shared apartment, residents will be allocated with the same gender unless in exceptional cases

Can I live with my friends or specify preferences for my roommates?

Of course! Just state your friend’s names on your application, with them doing the same too.

We’ll try our best to meet your preferences but it’s not always guaranteed and is subject to availability.

What payments do I need to make when applying?

When you book, you are required to pay a 1-week deposit to reserve your room which will go towards your first rental payment. You are also required to pay a bond (equivalent to 4 weeks rent) within 1 week of the deposit payment. This will be registered in Victoria with the RTBA (Residential Tenancies Bond Authority), and in South Australia with the CBS (Consumer and Business Services) and held as a security deposit for the duration of your stay. It will be then be refunded at the end of the tenancy, provided you have no outstanding rent, damages to the room or cleaning fees.

If you book a short-stay you do not need to pay a bond. Though a deposit will be required. If there are any damages to your room when you leave you will be charged accordingly.

Is the student population diverse?

Here at dwell, we embrace equality and diversity. We promote a culture of equality and fairness for all and ensure our employees are aware of the Equality and Diversity Policy, and their responsibilities under it towards our students and their visitors.

We want to make a home for our students that is free from discrimination, harassment, victimisation and bullying.

Who can stay at dwell?

If you’re a full or part-time student, enrolled at a recognised educational institution, we’d love you to come live with us! We will need to see a copy of your Confirmation of Enrolment (COE) or Acceptance Confirmation from your institution as part of the booking process. If you are an international student, we will also need a copy of your visa.

Student under 18: dwell Village Melbourne City accepts domestic students who are under 18 years of age from any university. If you are an international student under 18 years of age, please contact dwell Village Melbourne City directly for more information.

Currently dwell East End Adelaide only accept students who are 18 and above.

Can I view the accommodation before applying?

Of course! In fact, we encourage you to come and have a look around. We may not be able to show you your exact room, but you can see the show rooms we have available at each site. All you need to do is call the Sales Team (dwell Village Melbourne City +61 4 3328 3610, dwell East End Adelaide +61 8 8470 9291) or or use our online viewing form here.

We also have lots of pictures and even 360-degree photos of different rooms on our website as we understand our students are from all around the world and it’s not always easy to visit the site!

What is the rent schedule mentioned in the contract?

Rent schedule refers to the required instalment payment date, rent is required to be paid in advance on this date.

Can I have additional occupant staying with me throughout my lease?
The rates indicated on the website are for per week and per person.

You can indicate in your booking process that you wish to add an additional occupant (sharer). The additional occupant is required to pay $60/week for rental.

Do note that the additional occupant (sharer) needs to be a student and only certain room types can accommodate additional occupancy. What happens if the room I booked is unavailable?
If you’ve paid a deposit for a room type that becomes unavailable, don’t worry. Your deposit payment will be promptly refunded to your nominated account. For further assistance or any inquiries related to this matter, please feel free to reach out to us:

Before you Arrive

What is included in my rent?
All-inclusive utility bills and Wi-Fi is all included in your rent! so there’s no need to worry about paying bills on time. The only additional item to pay for is use of the laundry machines when you do your washing.

The Use of all facilities in the complex including cinema, gym, study lounge, communal kitchen, games room and an outdoor roof terrace.

Residential Life Program and activities including many free events for residents only (some events may attract a ticket fee).

How and when do I pay my rent?
We offer two rent method options:

Option 1 – Full Payment; Pay in full at the beginning of your lease or proceed to do a full payment for the remaining of your lease.

  • Sign a 52-week contract at either dwell Village Melbourne City or dwell East End Adelaide, and receive a $500 rental rebate upon full payment. Alternatively, opt for a 26-week contract and get a $250 rental rebate upon full payment.
  • The promotion is subject to room availability
  • Free Rent means a rent credit added to the resident’s rental account prior to the stated last number of week(s) of the residential tenancy agreement

Option 2 – Pay in Instalments; you can view the exact rent payment schedules in your contract (Only for dwell East End Adelaide). Where can I smoke?
We don’t allow smoking inside your residence or at our common area, but you’re free to smoke outside .
Can I bring my pet?
You’ll unfortunately have to leave your beloved animals at home – we have a no pet policy across all of our sites.
When do I pay my rent?

Checking In

When can I move in?
You can move into your room from the date your contract starts, only if you have paid your correct rent amount and provided all documents. If you’re unsure of when your contract starts, your contract can be viewed in your portal account’s ‘Messages’ section.

If you wish to move in early, you will need to contact our friendly site team to check if your room is available and change your contract to your new start date. Additional fees may apply to account for the increase in duration of stay.

Can I store luggage at my site?
Due to us getting your room ready for when you arrive, we will not be able to store any luggage at any of our dwell sites. You will be able to move your belongings into your room once you have collected your keys.
Are there any documents I need to bring with me?
Before you arrive, we will ask you to upload some documents to the Student Portal. We will need to see a copy of your Confirmation of Enrolment or Acceptance Confirmation from your institution and a copy of your Passport or other official ID. If you are an international student, we will need a copy of your visa. – we just need to know we’re handing your key to the correct person!
What if I’m arriving out of office hours?

If you think that you’ll be arriving out of office hours, you will need to speak to your site team – their contact details will be listed in the arrival pack you’ll be informed about via email nearer the start of your tenancy. Each site has different out-of-office services so you will need to speak to your site directly about it.

Where do I get my keys from?
You will collect your keys from your site’s reception, unless otherwise stated by your site or Sales team.
How do I get from the airport to your site?

dwell Village Melbourne City:
• Taxi – Approximately $40-$50 AUD
• Uber – Approximately $36-$45 AUD
• Tram (Line 59) – Approximately $8 AUD (Myki Card needed)

dwell East End Adelaide:
• Taxi – Approximately $20-$25 AUD
• Uber – Approximately $21-$28 AUD
• Airport Shuttle (Private) – $10 AUD (alight at dwell East End Adelaide)

Can I bring family and friends with me during move in?
Yes! Family & friends are welcome to help you move into your new home, however we ask you to be mindful of other students.

Living at dwell

How do I stay connected with others?

A great way of staying connected is staying social! We have different social media accounts which helps to keep you up to date with what’s happening at your site. Check and explore our social media accounts;

We also strongly recommend you to partake in our weekly resi-life events. At dwell, we host events specifically catered to students all year round for you to enjoy. It is a fun and engaging way for you to make new friends!

Will there be any events happening at my site?

We’d love all of our residents to get to know one another and make lifelong friends! As a way to help this, we have a Residential Life team who are always trying to find the next best thing to make your stay more enjoyable – this includes holding fun and exciting events throughout the year!

If I have any queries about my stay, who can I speak to?
Our friendly site teams are always there should you need someone to talk to. You can either pop down to the reception directly, or contact us at (dwell Village Melbourne City +61 3 8330 2000, dwell East End Adelaide +61 8 8470 9291).
Can I have guests staying over?
Of course! You can have any one guest staying overnight for 2 nights in any 7 day period – they must be signed in and out at your reception.

Please note that this is subject to our guest policy in our house rules, and all guests are to abide by our house rules. for a dual occupancy room, no overnight guest is permitted at anytime.

How safe is our accommodation?

At dwell, the safety of our students always takes priority. All of the entrances to our residences are monitored by CCTV 24 hours a day, and all apartment doors secured with electronic locks operated with a key fob. We also aim to always have residential assistants ready on site, even outside of office hour, should you ever need extra support.

We also have fire alarm tests and inspections on fire safety practices regularly across all of our residences.

Is there bike storage?

Both dwell Village Melbourne City and dwell East End Adelaide are equipped with bike storage.

Where can I park my car?

Both dwell Village Melbourne City and dwell East End Adelaide do not offer on-site parking.

For dwell Village Melbourne City, you may park at the carpark situated at 33 Bedford St, North Melbourne VIC 3051 which is less than a minute walk away from our property. For more information on the parking rates, please refer to the rates stated on Secure Parking.

For dwell East End Adelaide, you may park at the carpark situated at 163/185 Rundle St, Adelaide SA 5000 which is less than a minute walk away from our property. For more information on the parking rates, please refer to the rates stated on UPark.

How do I receive parcels and post at my site?
We’ll sign for your parcels/letters at your site’s reception during working hours, our Residential Assistants will then process the parcels/letters in the afternoon and you’ll receive an email notification from us – please bring along your photo ID when collecting parcels at the reception.

We can only sign for parcels on your behalf if the parcel has your name and you room number on it. Therefore, when ordering items online, please make sure you provide the shipper with your full name and correct room number. Parcels without full details will not be signed for.

Where can I do my laundry?
Both dwell Village Melbourne City and dwell East End Adelaide are equipped with laundry facilities on site!
Do you provide communal Cleaning in apartment?
The communal areas of your apartment are your responsibility. All common areas and facilities will be cleaned by us on a daily basis.
What happens if something in my apartment breaks or doesn’t work?
Our friendly maintenance team is always on hand if something in your apartment breaks or doesn’t work. Just fill in a maintenance request form and our facilities assistant will get to it as soon as possible.

Moving Out

I want to leave before my contract ends. What shall I do?

If you’re looking to move out before your contract ends, please read through our cancellation policy. It will outline what you need to do next.

Can I stay at my site until my contract end date?
Yes, of course you can! All students are allowed to stay with us until the end date of their contracts. On the last day, rooms must be vacated, and keys handed to reception by 10am. All residents will be required to have a departure inspection on their room at the end of their contract . Departure cleaning fees will apply.
How do I get my bond back?
dwell Village Melbourne City and dwell East End Adelaide will initiate a bond return which will be done within 10 business days after you leave the rented property.

All residents are emailed a link to the claim details. Click through to accept or request changes to the claim and enter in your bank details for the bond refund. Once all tenants/residents have agreed, the RTBA/CBS will deposit the money into the nominated bank account(s) within a few business days.

If there are any damages to your room when you leave you may be charged

Do I have to pay for the damages?

We want to make your stay with us as enjoyable as possible. Our on-site maintenance team will attend to your requests.

We don’t charge for “fair wear and tear” of our properties or fixtures. However, if something gets damaged through abuse or misuse, we’ll repair or replace the item and will charge for doing so.

The behaviour of guests is the responsibility of the tenant who has welcomed them into the property. Any charges that result from a guest’s behaviour will be charged to the respective tenant. If there’s a charge that applies to the shared area within a apartment and we’re unable to establish the responsibility, the charge will be shared between all of the apartment’s tenants. All charges will be applied to your account and payment will be due within 30 days of this date.

What is Departure Cleaning?

At the end of the lease, the Tenant is obligated to have the property professionally cleaned in accordance with the terms outlined in the tenancy agreement in order to be eligible for the return of the bond. The cost of departure cleaning is based on the size and condition of the apartment, as determined by an evaluation conducted by the property management team. A fee schedule, detailing the costs associated with various apartment conditions, is provided in the table below.

The displayed cleaning costs are for the entire apartment, including both private rooms and shared common areas. The cost of maintaining the common areas is split equally among all tenants in the apartment.
